1. Acceptance of Terms

By booking Casa Las Amapas (“the Villa”), you agree to these Terms and Conditions. Please read them carefully before making a reservation.

2. Booking and Payment Terms

2.1 Deposit

  • A deposit of 50% of the total rental amount is required within 3 days of making the reservation
  • Failure to pay the deposit within this timeframe will result in automatic cancellation
  • Extensions for deposit payment may be granted upon request

2.2 Balance Payment

  • The remaining 50% balance is due 60 days prior to arrival
  • Failure to pay the balance by the due date may result in cancellation and loss of deposit

2.3 Rates

  • All rates are subject to change without notice
  • Reservations with paid deposits will be honored at the rate in effect when booked

3. Cancellation Policy

3.1 Cancellations More Than 60 Days Prior

  • Full refund minus 20% cancellation fee

3.2 Cancellations Less Than 60 Days Prior

  • No refund unless the villa can be re-rented for the same dates
  • If re-rented, full refund minus 20% cancellation fee will be provided

4. Occupancy and Guest Policies

4.1 Maximum Occupancy

  • Maximum of 12 guests allowed
  • Additional visitors require day passes

4.2 Day Visitors

  • $50 fee per person for day visitors beyond the 12 allowed guests
  • Day passes must be requested 48 hours in advance
  • Day pass includes one meal
  • Maximum number of day visitors is subject to management discretion

4.3 Minimum Stay Requirements

  • Holiday Season (Christmas and New Year’s): 7 nights minimum
  • High Season (November 1st through April 30th): 5 nights minimum
  • Low Season (May 1st through October 31st): 3 nights minimum

5. Event Policy

5.1 Event Requirements

  • Written permission required for events with more than 15 people (12 guests + 3 visitors)
  • Special event fee equal to one night’s rent
  • $500 USD damage security deposit required
  • Event details must be approved by owner or agent
  • Damage deposit will be returned after confirmation of no damages or losses

6. Property Rules and Restrictions

6.1 Pet Policy

  • No pets allowed on the property without prior written permission

6.2 Property Care

  • Guests are responsible for reasonable care of the villa and its contents
  • Any damage or breakage must be reported immediately
  • Guests will be charged for any damage beyond normal wear and tear

7. Staff and Services

7.1 Included Services

  • Cook service for two meals daily (breakfast and choice of lunch or dinner)
  • Butler/waiter service
  • Night staff from 8 PM to 7 AM
  • Daily housekeeping
  • Pool and garden maintenance

7.2 Additional Costs

  • Food and beverage costs are not included
  • Special requests or additional services may incur extra charges

8. Check-in and Check-out

8.1 Check-in Time

  • Standard check-in time: 3pm
  • Early check-in subject to availability

8.2 Check-out Time

  • Standard check-out time: No time
  • Late check-out subject to availability and additional fees

9. Liability and Insurance

9.1 Property Liability

  • The villa owner and management are not responsible for accidents, injuries, or illness that occur while on the premises
  • The villa owner is not responsible for loss of personal belongings or valuables
  • By accepting this reservation, guests agree to assume all risk of injury or loss

9.2 Force Majeure

  • No refund will be provided for circumstances beyond our control (weather, natural disasters, etc.)
  • Travel insurance is strongly recommended

10. General Provisions

10.1 Governing Law

  • These terms and conditions are governed by Mexican law
  • Any disputes will be resolved in Mexican courts

10.2 Modifications

  • These terms and conditions may be modified without notice
  • The version in effect at the time of booking will apply to that reservation
