The ocean’s edge sits 20 feet from the villa’s main entertaining area, providing an incredible ambience from the sound of the surf to the pleasant tropical breezes and stunning views.

The villa works extremely well for large groups and provides spacious entertaining areas. The pool and palapa are surrounded by lush tropical gardens for complete privacy, with a large sunny patio around the pool next to a covered veranda with dining and seating area facing the ocean. The upper terrace has sweeping views and offers the perfect place to enjoy the sunset or lounge away the afternoon in the shade of the pergola.

Casa Las Amapas has 5 bedrooms, each with air conditioning, private bath, ocean view and terrace. The master suite provides the ultimate in privacy, set apart from the main house with TV, stereo, sitting area and terrace with ocean view.

THE STAFF

The Cook

The cook is responsible for the preparation of two meals each day: breakfast and lunch, or breakfast and dinner. Just let them know what you have in mind, and they will make that happen. This service includes shopping, preparation, serving and clean up (note: cost of food and beverages not included)

The Butler & Waiter

The butler is at the villa in the afternoons, and sometimes in the morning and afternoon; They will carry your luggage to your room, help serve meals and make and serve drinks.

The Night Staff

The night staff is on-site from 8pm to 7am. They will also act as a waiter sometimes, helping to serve meals and make and serve drinks. On Sundays, they will be happy to help prepare a light breakfast, snacks, drinks etc.

Secluded location just minutes away from town

The villa is located in the beautiful and distinguished neighborhood of Conchas Chinas, in the south end of Puerto Vallarta. The neighborhood has the perfect balance of privacy and close proximity to beaches, restaurants and the town center.

Siting right in front of the ocean and with breathtaking views of the Banderas Bay, the villa also provides quick access to Conchas Chinas beach, as well as the famous Playa Los Muertos.

Just a few minutes driving and you’ll find yourself in the Romantic Zone, one of the most vibrant neighborhoods in Puerto Vallarta. Here you’ll find restaurants, shopping, art galleries and night life. From there, the famous Malecón and town center is just a quick walk away.

The house has 5 bedrooms that can host up to 12 guests. The bedroom configuration is as follows:

Main Level

Bedroom 1: King-size bed, en-suite bathroom with stand-alone shower, air-conditioning, safe, direct access to the terrace and pool.
Bedroom 2: King-size bed (can be converted into 2 twin beds), en-suite bathroom with stand-alone shower, air-conditioning, safe, television, direct access to the terrace and pool.

Upper Level

Bedroom 3: King-size bed, en-suite bathroom with stand-alone shower, air-conditioning, safe, direct access to terrace with ocean view.
Bedroom 4: Two double beds, en-suite bathroom with stand-alone shower, air-conditioning, television, direct access to terrace with ocean view.

Coach House (upper level)

Bedroom 5 – Master Suite: King-size bed, en-suite bathroom with stand-alone shower, air-conditioning, safe, television, lounge area, separate building with private entrance, private balcony with ocean view.

Policies

  • Deposit: A deposit of 50% is due within 3 days of the reservation. If the deposit is not received at this time, the reservation will be automatically cancelled. Please advise if you need an extension.
  • Balance: A balance of 50% is due 60 days prior to arrival.
  • Minimum stay: The minimum stay requirements are 7 nights during holidays (Christmas and New Year’s), 5 nights during high season (November 1st through April 30th) and 3 nights during low season (May 1st through October 31st).
  • Number of guests: 12 guests maximum.
  • Visitors: Any visitors other than the 12 allowed guests must pay a $50 dollar fee for a day pass, which must be requested 48 hours in advance. The day pass includes one meal.
  • Events: Written permission from the owner is required to hold any event of more than 15 people (12 allowed guests + 3 visitors). There is a special charge (equal to one night’s rent), which must be paid to and confirmed by the owner or his agent prior to any event. We also require a damage security deposit of $500USD to be held until such time as we can confirm any damages or loss. At which time, the full amount of the damage deposit, less the cost of any damages or losses, will be returned.
  • Pets: No pets are allowed on the property without written permission prior to arrival.
  • Rates: Rates are subject to change without notice. All reservations with deposit will be honored at the rate in effect when taken.

Cancellations

  • Cancellations made more then 60 days prior to the date of arrival will receive a full refund, less a 20% cancellation fee.
  • Cancellations made less then 60 days prior to the date of arrival will not receive a refund, unless we are able to re-rent the villa for the same dates; then a full refund, less the 20% cancellation fee, will be made.
